Problem: Replacing light bulbs frequently

Solution: Examine the metal base of the bulb. If it bears the 120v stamp, try replacing the bulb with one rated at 130v. Often, bulbs are receiving wattage that is higher than their capacity causing the bulb to burn out faster than expected.


Problem: Toilet tank fills without be used

Solution: Replacing the flapper value located within the tank may be all that is necessary to alleviate the problem. This happens because chlorine in water causes the rubber flapper to shrink and allow water to pass.


Problem: Lack of air flow or the outside unit freezes up

Solution: Check to make sure that the filter is clean and that the outside unit has no abstractions of air flow. Your filter may need replacement or the unit may be low on refrigerant and should be charged. If the unit needs a charge, Michael A Colligan LLC is certified to fix this problem.


Problem: Drafty or non-operational windows

Solution: Replace with thermo insulated vinyl replacement windows which can be made to fit existing window openings requiring no additional structural work.


Problem: Roof looks like it's in good shape but it leaks.

Solution: Check that your flashing is in good condition. Flashing is a metal or rubber water-proofing barrier that is found at vent pipes, chimneys, and wall edges.
